These Terms of Service ("Terms") govern your access to and use of the Xelo platform ("Service") operated by Xelo Media World LTD ("Xelo", "we", "us"). By creating an account or using the Service you agree to be bound by these Terms.
The Service is intended for professional real estate agents, brokers, and agencies ("Agents"). By using the Service you confirm that you are at least 18 years old and are using it for professional purposes. Consumer use is not permitted.
Xelo is an AI-powered property video generation platform. Agents upload property photos and an address; Xelo generates cinematic video listings automatically, including Street View footage, Aerial View, neighbourhood intelligence, and AI-generated copy in multiple languages. The Service also includes access to the Xelo Market portal for subscribing agents.
You must register an account to use the Service. You are responsible for maintaining the confidentiality of your credentials and for all activity that occurs under your account. You must provide accurate and complete information and keep it up to date.
The Service is offered on a subscription basis. Prices are listed on our pricing page in Euros (€) and are exclusive of VAT where applicable.
You agree not to:
Videos, descriptions, and other outputs generated by the Service are produced using AI models. You are responsible for reviewing all AI-generated content for accuracy before publication. Xelo does not guarantee the accuracy of property descriptions, price per m², neighbourhood data, or any other AI-generated information. All property details must be independently verified by the listing agent prior to publication.
The Service is compliant with the EU AI Act. Generated content may include a disclosure watermark where required by law.
You retain ownership of the photos and content you upload ("Your Content"). By uploading Your Content you grant Xelo a non-exclusive, royalty-free licence to process it solely for the purpose of providing the Service to you.
Xelo retains all rights in the platform, its technology, and any improvements thereto. Output videos generated from Your Content are owned by you, subject to your continued subscription.
Our collection and use of personal data is described in our Privacy Policy, which forms part of these Terms. By using the Service you consent to the processing described therein.
The Service integrates third-party data sources including Google Street View, Google Aerial View, and AI model providers. Availability of these features depends on third-party service availability and geographic coverage. Xelo is not liable for interruptions caused by third-party providers.
To the maximum extent permitted by applicable law, Xelo's total liability to you for any claim arising under these Terms shall not exceed the total fees paid by you in the 12 months preceding the claim. Xelo is not liable for any indirect, incidental, special, or consequential damages.
The Service is provided "as is" without warranty of any kind. We do not warrant that the Service will be uninterrupted, error-free, or meet your specific requirements.
You may terminate your account at any time from your account settings. We reserve the right to suspend or terminate your access immediately if you breach these Terms or if we reasonably suspect fraudulent or harmful activity. Upon termination your data will be retained for 30 days before deletion, unless earlier deletion is requested.
We may update these Terms from time to time. Material changes will be notified by email at least 14 days in advance. Continued use of the Service after the effective date constitutes acceptance of the updated Terms.
These Terms are governed by the laws of the country in which Xelo is incorporated, together with applicable laws of the European Union where relevant. Any dispute shall first be attempted to be resolved through good-faith negotiation. If unresolved, disputes shall be subject to the exclusive jurisdiction of the competent courts in Xelo's country of incorporation.
